“小产权房”不是法律概念,是人们在社会实践中形成的一种约定俗成的称谓。

This type of property does not have the land use certificate and pre-sale license issued by the state. The purchase contract will not be filed with the land and Housing Administration Bureau. Therefore, one cannot truly enjoy legitimate rights and interests when buying or selling such properties.

该类房没有国家发放的土地使用证和预售许可证,购房合同在国土房管局不会给予备案,买卖此类房屋不能真正享有合法权益。

According to the relevant requirements of the state, "small property rights houses" are not subject to confirmation of rights and issuance of certificates and are not protected by law.

按照国家的相关要求,“小产权房”不得确权发证,不受法律保护。
