四、避坑指南:8 个最高频的税费坑,90% 的人都中过招
坑 1:合同里没写清税费承担方,最后被转嫁全部税费
避坑提醒:上海二手房交易默认 “到手价”,但务必在购房合同中明确约定 “本次交易产生的所有税费,哪些由甲方(卖方)承担,哪些由乙方(买方)承担”,避免过户时临时加价。
坑 2:误以为 “满二唯一” 能免个税
